Residence through buying property in Serbia

If you need an apartment or house both as a home and as a basis for residence, two aspects of the transaction need checking: the property itself and its suitability as immigration grounds. An attractive listing does not fully answer either question.

What matters for your residence plans

Property ownership is an available basis for residence, but the property type, title documents and the ability to actually live at the address must be checked first. Company-owned property and a personally owned home are different situations.

Do not base your family's plans on a promise that “any purchase gives everyone three years of residence”. The owner and relatives each need their own grounds and document sets.

What to check before paying a deposit

  • Who owns the property and who is entitled to sign the contract.
  • Whether the property in the register matches what you are being shown.
  • Whether there is a mortgage, restrictions or unresolved registration matters.
  • How construction, use and the actual floor area are documented.
  • What the price includes, when the keys are handed over and how payment is evidenced.
  • Whether the bank can process payments using your source-of-funds documents.

Two processes rather than one promised timeframe

The transaction involves checks, a contract, notarisation, payment and registration procedures. The immigration process involves confirming the grounds, address, funds and insurance, and submitting an application. Some preparation can run in parallel, but buying a property does not replace a residence permit.

How the budget is calculated

In addition to the property price, allow for transaction support, a notary, an interpreter, registration payments, possible taxes and an intermediary's commission. Immigration support is a separate item. Amounts depend on the property, transaction type, number of applicants and documents already prepared.
